Mahama Directs Financial Institutions to Launch Affordable Housing Loans With Six Months

2 min read

President John Dramani Mahama has issued a six-month ultimatum to financial institutions across the country, tasking them to introduce or revise affordable housing loan products to expand credit access. Addressing key stakeholders in the financial and real estate sectors, the President stressed that these credit facilities must actively demonstrate how households currently shut out of the formal financial system can be integrated. He emphasized that building an inclusive economy requires financial institutions to innovate beyond traditional high-interest mortgage models that cater almost exclusively to high-income earners.

The directive places high-priority focus on low- and middle-income families, informal sector workers, and underserved populations who lack access to traditional residential financing. President Mahama noted that the vast majority of working households are routinely turned away by strict collateral requirements and exorbitant interest rates, forcing millions to build homes incrementally over decades using out-of-pocket savings. By demanding tailored loan structures, the government aims to lower entry barriers, flexible payment schedules, and realistic underwriting standards that reflect the actual cash flows of everyday citizens.

To accelerate implementation and turn policy into tangible results, the President called for immediate pilot financing partnerships among the National Housing Fund, commercial lenders, and property developers. He underscored that these collaborative ventures must operate under strict transparency, featuring realistic property price tags, clearly identified target beneficiaries, and credible delivery mechanisms. Such pilot frameworks are expected to serve as testbeds for scalable, low-risk housing models that reduce development costs while providing guaranteed financing paths for home buyers.

This strategic move is expected to catalyze the national real estate market, incentivize developers to pivot toward affordable housing projects, and address Ghana's growing urban housing deficit. Financial institutions are now under pressure to collaborate with regulatory bodies and housing agencies to unveil viable products before the six-month deadline expires. If successful, these newly structured loan facilities could transform housing accessibility, offering thousands of previously excluded families a reliable path toward sustainable homeownership.
